Historically, IDM has built, leased, financed and managed investment properties for long-term ownership. Our entrepreneurial approach allows us to respond quickly to changing market conditions, and the evolving business requirements of our tenants and build to suit clients. BUILD AND LEASE

A straight NNN lease is the most common arrangement for IDM tenants. You lease space in one of our existing buildings or we will build a new building that meets your specific requirements. We handle all aspects of the development and construction cycle and offer space on a turn-key basis.

BUILD AND LEASE WITH OPTION TO PURCHASE

For a company that typically owns its real estate, IDM will structure a lease with an option to purchase so companies can make a decision about buying the property at some point in the future.

BUILD AND LEASE WITH SHARED OWNERSHIP

For a privately held company, sometimes a traditional lease isn't enough. IDM will partner with you to form a limited liability company that will own the building with your business as the building's tenant. This structure has proven to be an excellent estate-planning tool for family-owned and closely held companies.

SALE AND LEASE BACK

Does your company own land that's ready for a light industrial building? Or have you found a building for sale that's perfect for your business? IDM will buy the property and lease it back to your company while offering hands-on, responsive property management services into the future.
